Before you book
Who hires The Junk Generals?
Property managers turning units, homeowners clearing a garage or an estate, and contractors who need debris off a jobsite before the next inspection.
What do you haul?
Furniture, mattresses, appliances, electronics, yard waste, fencing, renovation debris, and heavy material like tile and concrete. Not paint, fuel, chemicals, asbestos, or biohazard waste.
How is pricing set?
By the volume your load takes up in the trailer. Labor, disposal, and cleanup are included. Heavy material is priced by weight and stated before we load. You approve the number on site.
Do I have to be there?
No. Many managers and out-of-state owners send access instructions and get photos on completion.
What is the arrival window?
You get a stated window when you book and a text when the truck is en route. If we are running behind, you hear it from us first.
What happens to the load?
It is sorted. Metal goes to scrap, usable furniture to local donation partners, recyclables to the appropriate facility, and only the remainder to the landfill.

Routes, turnovers and set-outs
Apartment & Multifamily Bulk Removal
Do you need access to occupied units?
No. Standard bulk removal is exterior only — compactor pads, enclosures, breezeways and curbside. Interior work is quoted as a turnover or trash-out.
How fast can a community be added to a route?
Usually within the same week. We confirm unit count, gate access and enclosure locations, then assign a route day.
Do maintenance teams need to be on site?
Not required. Crews work from written access instructions and send photos of every cleared area with the invoice.
Recurring Bulk Trash Pickup
How is recurring pickup different from calling each time?
The day and window are fixed in advance and confirmed the afternoon before. Nothing waits on a phone call, and the rate does not move job to job.
Can we change the frequency later?
Yes. Communities often start monthly, then move to weekly through peak move-out season and back again.
Do we get documentation for owner reporting?
Every visit is photographed before and after, and the images are emailed with the invoice.
Tenant Turnover & Trash-Outs
How quickly can a unit be cleared?
Most standard units are emptied and swept in a single visit, often the day after the request when a route day is nearby.
Do you document what was removed?
Yes — before and after photos of every room, emailed with the invoice for deposit disputes and owner reporting.
Can you coordinate with our cleaning crew?
We schedule ahead of your cleaners so the unit is empty when they arrive, and we confirm timing with your office contact.
Eviction Set-Out Services
Can you meet a specific set-out time?
Yes. Give us the scheduled window and the crew is staged for it — this work does not get a loose arrival window.
Do you remove items before the legal holding period ends?
We follow whatever the property's counsel and local requirements specify. You tell us when removal is authorized and we work from that.
Is the sequence documented?
Time-stamped photos of the curb pile and the unit before and after clearing are emailed with the invoice.

Residential Junk Removal
Do I need to move anything to the curb?
No. Crews carry items out of any room, attic, or crawlspace. Curbside piles are fine too and usually load faster.
What will you not take?
Paint, fuel, solvents, pesticides, asbestos, and medical or biohazard waste. We will tell you where those go locally.
Can you come today?
Often yes in Duval and Clay counties. Call and we will tell you the next open window before you book.
Commercial & Property Management Junk Removal
Can you hold a standing weekly slot?
Yes. Accounts get a fixed day and window, plus one contact who confirms each route the afternoon before.
Do you provide photo documentation?
Before and after photos of every unit or area, emailed with the invoice. Useful for deposit disputes and owner reporting.
Are you insured for occupied properties?
Licensed and insured. We send a certificate of insurance naming your property before work starts.
Dump Trailer Service
How much space do you need to drop it?
About the footprint of two parked cars plus room for the truck to back in. We confirm access when you book.
Will it damage my driveway?
We set boards under the trailer feet and wheels on pavers and finished concrete.
Can you load it for me?
Yes. Add crew labor and we load the trailer for you, then haul it the same visit.
