How commercial pricing is built

Three inputs drive nearly every commercial number: volume, labor time and disposal weight. Volume is what the load takes up in the trailer. Labor is how far the crew has to carry it and how many stairs are involved. Disposal is what the scale says at the transfer station — mattresses, tires, appliances and construction debris carry their own fees.

For recurring routes we quote a flat per-visit rate against a normal week, with a stated overage threshold, so your budget line does not move every month. For turnovers we quote by unit type once we have seen a couple, then hold that rate. For set-outs we quote by the hour with a crew size, because a writ timeline is unpredictable by nature.

Documentation is the deliverable

On commercial work the photos matter as much as the haul. Every recurring visit and every turnover leaves with before-and-after photos attached to the invoice, so a regional manager approving spend from another city can see what was there and what it looked like after. On set-outs the photo record is your defense if a former resident disputes what was removed.

We keep the record simple and consistent: timestamped photos of the area, the load and the swept space, tied to the property and the date of service.
