Sequence the haul first
The cheapest day you can save on a turn is the one where nobody could work. When the trash-out lands the morning after the keys come back, paint can start that afternoon and flooring the next day. When it lands three days later, you have paid three days of vacancy for nothing.
The checklist
This is the walk we run on every unit, and the one we recommend your site team run before the crew arrives so nothing is missed.
- Confirm the unit is legally clear to enter and keys are surrendered
- Photograph the unit as found, room by room, before anything moves
- Pull all soft goods first — mattresses, upholstery, rugs — they drive volume
- Appliances and electronics separated for proper disposal
- Closets, cabinets, patios, balconies, storage closets and above the water heater
- Sweep the floor and bag loose debris so the next trade walks into a clean unit
- Photograph the unit empty, then attach both sets to the invoice
Pricing by unit type
After a couple of units on a property we can quote by unit type — studio, one-bed, two-bed, three-bed — and hold that rate. That turns turnover hauling into a predictable per-turn cost you can put in a budget instead of a variable you have to approve each time.
Heavy or hazardous items
Some things cannot go on the trailer: paint, solvents, fuel, propane, pool chemicals, asbestos and medical waste. We will tell you before we arrive if something in your photos needs a specialist, so it does not become a surprise on service day.
